Sandy loam near the Trinity and Village Creek, clay everywhere else. The sandy pockets drain fast and need more water the first two weeks; the clay needs prep.

The neighborhoods between Division and Randol Mill, and the older streets around UTA, have fifty-year-old oaks and pecans. Front yards there run four to five hours of sun, which is St. Augustine territory. Raleigh handles most of it; Palmetto goes on the deep-shade side yards. Backyards with an open patch of sun can carry Bermuda, and plenty of central Arlington homes run both.
The subdivisions off Matlock, Cooper, and Debbie Lane were built on graded clay with few trees. That is Bermuda ground, Tifway 419 for value or TifTuf for a lawn that shrugs off a July without rain. New construction there needs topsoil before sod; the builder pad is compacted hard enough to shed water, and roots do not like it.
The river bottoms near River Legacy and the lots around Lake Arlington sit on sandier loam that drains quickly. That suits Zoysia, which hates wet feet, and it means new sod there dries out faster in the first week and needs the morning watering every day without exception.
Arlington does not assign watering days in normal conditions. The standing rule is time of day: no irrigation between 10 a.m. and 6 p.m., every day, year round, with hand watering and soaker hoses exempt. A twice-a-week schedule applies only once the city moves to Stage 1 of its drought plan, so check the current stage before you plan an install. For new sod the ordinance gives an affirmative defense for watering during the prohibited hours to establish hydromulch, sod, or seed. It names no duration and there is nothing to register. Soak at dawn until the soil under the sod is wet, then taper once the sod resists a tug, usually around day fourteen to twenty-one.

Viridian, Lake Highlands of Arlington, and the newer HOA communities require an established turf lawn and inspect it. Zoysia and Bermuda both satisfy them; Zoysia costs more per pallet and less per year in mowing. Bring the covenant and we match it before you order.
