East Dallas and the old trees
Lakewood, the M Streets, Casa Linda, and Lake Highlands are shaded by pecans and live oaks that were planted when the houses went up in the 1920s through 1950s. Most of those front yards get four hours of sun, not six. That makes them St. Augustine yards, Raleigh where the sun filters through and Palmetto in the deep shade along the north side of the house. We measure light before we recommend, because the wrong grass in the shade is the most common reason a new Dallas lawn fails.
North of LBJ: open sun and HOA lawns
Far North Dallas, Prestonwood, and the neighborhoods along Frankford and Campbell sit on wide, sunny lots with fewer mature trees. Bermuda wins on sun, water, and price there, and TifTuf is the pick for a homeowner who wants to water less. Newer construction north of the tollway almost always needs topsoil and a grade check before sod, since builder fill packs hard and holds water against the foundation.
Preston Hollow and the Park Cities
The estate lots of Preston Hollow and the tight lawns of University Park and Highland Park lean Zoysia. Palisades gives the soft, dark carpet people want there and Emerald holds a fine texture for the formal front yard. These are neighborhoods where the seams get inspected, so we stagger joints and roll every course.
Blackland Prairie clay
Most of Dallas sits on Houston Black clay, the same soil that cracks foundations. It swells when wet and shrinks when dry, and it shows: wide cracks in August, standing water in May. New sod on that clay wants two inches of topsoil, a grade that carries water away from the house, and no install into a saturated yard. We will move a date rather than lay sod into mud.
Watering under Dallas rules
Dallas limits sprinkler irrigation to assigned days, at most twice weekly, and prohibits it from 10 a.m. to 6 p.m. year round. Hand watering and soaker hoses are permitted on any day under the city’s conservation guidance. Before laying sod, check current restrictions and obtain any required new-landscape variance. Adjust watering to soil moisture within the approved rules.

Oak Cliff and the slopes
Kessler Park, Stevens Park, and the hills of north Oak Cliff have real grade. Sod on a slope goes across the hill, never down it, and the top course gets staked until it roots. Bermuda holds a sunny slope best; on a shaded slope we use St. Augustine and hand-water the seams for the first week.
