Plano watering rules are strict. TifTuf and Zoysia hold color on two days a week once rooted, and we plan the install around the 30-day new-sod window.
West Plano and Legacy are full sun and covenant-driven, which is Zoysia and premium Bermuda territory, Celebration for its dark color and Palisades for the soft carpet. East Plano and Old Town have real tree canopy, so St. Augustine goes in under the shade and Bermuda out front.
Clay with a lot of construction fill in the newer sections. Compacted fill under a thin layer of builder sod is the number one reason Plano lawns fail; we strip it and grade before we lay anything.

Willow Bend, Kings Ridge, Legacy, and the neighborhoods west of the tollway are full-sun lots governed by covenants that expect a manicured lawn. Zoysia is the default there: Palisades for the dark, soft carpet, Emerald where a fine blade is wanted for a formal front. Homeowners who prefer Bermuda choose Celebration for its color or TifTuf for drought tolerance. Both sit tight enough for an HOA inspection when installed right.
Old Towne, Douglass, and the streets between Avenue K and Jupiter grew up in the 1960s and 1970s and have the trees to prove it. Front yards there see four to five hours of sun, and St. Augustine, Raleigh or Palmetto, is the grass that holds. Backyards with a clear patch can run Bermuda; a lot of east Plano homes run two grasses, and we cut the seam straight.
All of Plano sits on Houston Black clay. It swells when it rains, cracks when it does not, and it will not let roots through when it has been compacted by construction. New sod wants two inches of topsoil over a grade that carries water to the street. We will not lay sod into a yard that is still soft from a storm; a one-day delay beats a lawn with drowned corners.
Plano asks residents to water no more than twice a week from April 1 through October 31, even addresses Monday and Thursday, odd addresses Tuesday and Friday, and to keep sprinklers off between 10 a.m. and 6 p.m. Outside those months no schedule is set. For a new lawn you can petition Public Works in writing for a variance to water up to 30 days while it establishes. Set the timer for dawn, and expect to water by hand along the seams for the first week in July or August.

Most Plano HOAs require established turf within a set period after closing and inspect for bare spots and weeds. Sod satisfies that immediately, seed does not. If your covenant names a grass type, send it over and we match the variety before you order.
