South and west Mansfield are new subdivisions on builder fill. We grade, add topsoil, and then lay sod, because sod on hardpan does not root.

Around downtown and Walnut Creek the trees are mature. St. Augustine in the shade, Bermuda in the sun, one ticket.
The new subdivisions south and west (South Pointe, Lowes Farm, Somerset) are wide-open sun and young trees, so Bermuda is the default and TifTuf earns its keep on water bills. Walnut Creek and the older streets near downtown have shade, where St. Augustine belongs. Zoysia goes in when people want the show lawn on a corner.

South Pointe, Lowes Farm, Somerset, and the neighborhoods off Broad Street and Heritage Parkway were built in the last fifteen years on graded pads with young trees. That is full sun, and full sun is Bermuda. Tifway 419 is the value pick; TifTuf costs a little more and holds color through an August with no rain. The lots are big enough that a pallet count matters, so measure before you order.
Builder pads are compacted to hold a slab, which is exactly what roots do not want. Most new-build lawns in Mansfield need two to three inches of topsoil and a check that the grade runs away from the house before sod goes down. Skipping that step is why so many first lawns in new subdivisions thin out by the second summer.
The streets around historic downtown, Walnut Creek, and the older parts of east Mansfield have mature oaks and pecans. Front yards there get four to five hours of sun, and St. Augustine is the grass that lasts. Plenty of those homes run St. Augustine in front and Bermuda in the sunny back, and we quote both on one ticket.
Mansfield’s standing rule is time of day: no sprinkler watering between 10 a.m. and 6 p.m., every day, year round. Handheld hoses with a shutoff and soaker hoses are exempt. No watering day is assigned unless the city moves to Stage 1 of its drought plan, which can add a twice-a-week schedule. New sod is already covered: the city’s drought contingency plan states there are no watering restrictions for the first 30 days while new sod, seed, or hydromulch establishes, with nothing to apply for. Water daily at dawn and taper after the sod resists a tug.

Nearly every new Mansfield subdivision has a covenant that requires established turf within a set period and inspects for bare ground. Sod meets it the day it goes down. If the covenant names a grass type, send it and we match it.
